1 – What is the harm in waiting to remodel my kitchen?
The cost of remodeling has been out pacing inflation for quite a while. There are many factors causing this, shortage of qualified trades, building material shortages and some finished materials can have long lead times as well. For instance, many plumbing supply houses do not stock the wide varieties of fixtures in multiple finishes like they once did.
In the case of a kitchen faucet with a couple of accessories, you may find yourself waiting months for a particular finish of model to arrive. In a typical bathroom remodel where you often need several matching plumbing fixtures and accessories such as paper holders, towel rings and bars, sconces, toilet levers, just to name a few the wait could be very long and costly.
In short, waiting to remodel a space that you know you will have to do sooner or later will only get costlier and reduce your time enjoying the fruits of your investment.
2 – Why should I pay for a design up front?
Designing kitchens and bathrooms is complicated. I don’t care how many home improvement or design shows you watch or magazines you read they won’t make you an expert.
A detailed design and specification development are two very different types of documents. Both can be crucial to a successful kitchen or bath remodel.
A design is not just a pretty rendering. I should be well thought out and detailed. Supporting documents might include a list of finished materials listing manufacturers, model numbers and names, colors, species etc.
It requires a skill set that combines the ability to meet the homeowners’ needs with innovative products, improved workflow and a design esthetic that compliments the clients’ tastes and architectural style of the home. Moreover, it takes an ability that comes with experience to separate fads from trends that last.
Some of the key factors in improving kitchen performance are better appliances, improved layout, efficient storage, and good workflow. The sink area, once an afterthought strictly used for cleaning, is now being reimagined as a work center. If you are fortunate enough to have a prep sink you can separate cleaning from food prep. If not, multi-function sinks known as “Work Centers” are gaining in popularity. They can come in sizes up to 5 feet or more in width with an array of accessories
I haven’t even mentioned at least a cursory knowledge of building materials, structural, architectural , electrical, plumbing and of course fire codes. There are designers that just draw pictures and leave everything else up to the universe. If you find yourself working with someone like that run don’t walk. I hope you get my point.
3 – I’m a good negotiator, why can’t I be my own general contractor?
Ever hear the phrase “There are no dumb questions”? This question is the exception.
Answer these questions before deciding to be your own general contractor?
What is your return policy? Do you have skilled trades you can trust to be there when you need them to avoid delays? Who and how will the documents be prepared for permitting? Who is taking responsibility for getting the correct materials on site at the right time. One of the key factors in a successful construction project is sequencing, what do you know about that?
Who is going to spend the necessary 3 to 8 hours a day on the job site working through the myriads of problems that can arise and making sure costly short cuts or mistakes aren’t occurring? Who is going to wait around for hours if not all day waiting for the inspectors? You really don’t think they are going to show up on time, do you?
Lastly, who is going to pay for the mistakes and extra charges that occur when trades can’t finish a task in a timely fashion because the right materials weren’t on site or necessary prep work by another trade wasn’t done or done right.
Most good trade professionals won’t bother with a project when the homeowners say we are going to do the general contracting ourselves to save money. They usually don’t have the time to watch you chase your Fools Gold.
4 – Why do I need a designer, can’t I use AI to do the design?
This may come as a surprise but, I have no doubt that there are one or more AI platforms that can provide a good or even a great kitchen or bath design. Assuming, it has all the correct dimensions and data. There lies the rub.
Remember the early days of personal computing? When we constantly heard the phrase “garbage in, garbage out”? Most people don’t understand all the factors or (in AI speak) data points required for good kitchen or bath design. Let alone how to gather them.
Assuming you clear that hurdle ask yourself these questions:
What is the Return Policy for wrong materials and products of the AI software package you’re using?
What is the Guaranty the AI software package you’re using is getting it right?
If it’s not right who pays for the mistake?
Can the AI platform tell me what and where the electrical, plumbing and HVAC lines are inside your walls?
